The viewing trip appointment:

Additional Information

  • Prices start from £75.00 per person for 4 nights accommodation
  • Flight ticket – £175 to £289 (usually out of season- as at Mar 2005)
  • At present, generally flying from Gatwick or Heathrow
  • Prices and flights will vary depending on the season and on flight availability

Property Purchase in Bulgaria

Listed below are some of the unavoidable expenses in addition to the actual purchase price of the property. Please note that these figures are for illustration purposes only. There could be additional expenses involved depending on the customer’s personal choice or circumstances.

  1. Notary fee – 1% of the property value (tax evaluation)
    Payable to a recommended or self-appointed Notary.
    The notary is a certified official appointed for the legal transfer/purchase of property and title in Bulgaria.

  2. Company registration (optional) for the purchase of land or a property with land inclusive of Translation of title deed - £350.00
    Payable to recommended or self-appointed Bulgarian Solicitor.

    BULSTAD registration
    Solicitor’s fee
    Regional Labour Inspectorate
    Disbursements
    National Social Insurance Institute
    Stamp issuing

  3. Government value (tax evaluation/stamp duty) – 2%
    Payable to the Bulgarian government.
    Based on the governments value of the property.

  4. one international Real Estate introduction fee (VT1) - £250.00
    Payable before commencement of viewing trip, refundable upon legal completion.

Introduction Agreement Terms and Conditions

STANDARD INTRODUCTION FEE COMMISSION
£250.00 deposit to be paid before commencement of viewing trip.

INTRODUCTION FEE ENTITLEMENT
The fee will be earned by one international to introduce, directly or indirectly property/land. The purchaser, in whole or by way of partnership or business is not obliged to purchase any property/land introduced by one international. Any outstanding commission owed from 14 days after legal completion has taken place, will incur an additional charge of interest at 3% above the prevailing NatWest Bank base rate.

In the event that you, the purchaser(s), agrees to legally purchase property/land that had already been directly or indirectly introduced via one international the commission entitlement remains the same.

COMMISSION DISCOUNT
Any discount or reduction made from the Standard Introduction Fee Commission is dependent on payment being made in full within 14 days of legal completion of the purchase, and that there is no contractual breach of our agreement. This condition is the essence of this part of the agreement.

Discounts given for using MORTGAGE BASE or any other services are only applicable if the purchaser has taken the options by the time of legal completion.

PRICE
The asking price does not represent a formal valuation and advice has been given on the basis that there are no onerous covenants or conditions associated with the property.

FIXTURES AND FITTINGS
All fixtures and fittings that are mentioned in the sale particulars will be deemed to be included in the sale unless otherwise specified. Confirmation from your solicitor is necessary.

BEWARE OF ROGUE TRADERS AND PROPERTY TOUTS
Rogue traders or ‘property touts’ WILL invite you to view property that they have on offer. Usually preying on holiday makers or generally the British abroad, they patrol everywhere from Airplanes, Airports, the receptions or foyers of hotels and/or street corners. They will claim to offer you ‘cheap’ property with no further expenses or hidden catches. It is quite possible that these people will be BRITISH, but our advice is that for your own personal safety and security steer clear and do not become involved with them.
THEY MUST NOT BE TRUSTED.

This information is set out to protect one international and you, the purchaser. Any intending purchaser should not rely on representations of the facts, but should satisfy themselves by inspecting or otherwise as to the correctness of the same. The prospective purchaser should make their own investigations prior to legal commitment to buy.
